🔥 FRESH IDEA

Lead Gen Business From Public Records

Every day, thousands of people publicly signal they need services. New business filings, building permits, property transfers, etc. This data is free. Packaging and selling it to service providers is a legitimate business model generating $10K or more monthly.

The opportunity exists because most service providers don't have time to mine public records. Contractors don't wake up thinking about permit databases. Accountants aren't scraping Secretary of State filings. But they'll happily pay for qualified leads delivered to their inbox.

PropStream and similar tools aggregate property data, but the real goldmine is your local county's public records portal. Building permits filed this week identify homeowners planning projects. New LLC registrations identify entrepreneurs needing professional services.

The business model works on volume and specificity. Charge contractors a flat rate for an updated list monthly. Charge $500 per month for city exclusivity. Five recurring customers could generate $2,500. Upsell with outreach services where you provide direct contact with the leads on behalf of the business.

Your tech stack is surprisingly simple. ParseHub handles web scraping without coding. Google Sheets organizes the data. Basic email automation delivers leads on schedule.

The key is niche specificity. Don't sell "leads." Sell "homeowners who pulled kitchen remodel permits in [your city] this week." The specificity commands premium pricing because the intent is crystal clear.

Start with one niche in one city. Master the data sources and delivery cadence. Then expand horizontally to adjacent services or vertically to additional markets. The public records refresh daily. Your lead inventory never runs dry.

🧱 BUILD THIS

A Simple Notion Template Business

Notion templates are printing money for solo creators who understand the game. The best sellers aren't productivity gurus with massive audiences. They're problem-solvers who identified specific pain points and built solutions people happily pay $19 to $99 to download instantly.

The math is seductive. Zero inventory, zero shipping, zero customer service beyond occasional emails. Build once, sell forever, improve based on feedback. NotionEverything showcases what's working: wedding planners, content calendars, business dashboards, life trackers. Each template started as someone solving their own problem, then packaging it for others.

Easlo built a six-figure business selling Notion templates to creators and businesses. His templates aren't generic productivity systems competing with thousands of lookalikes. They're hyper-specific solutions for hyper-specific problems. A second brain for YouTubers. A client management system for freelancers. A launch planner for course creators. Specificity commands premium prices because it eliminates the buyer's work of customization.

The barrier to entry has never been lower. If you use Notion for anything—managing projects, tracking habits, running a business—you already have template inventory. Document your systems. Record a Loom walkthrough explaining the setup. List on Gumroad with a compelling description and screenshots. Post about it wherever your people hang out online.

Most creators make the same mistake: building what they think people want instead of what people are already searching for. Browse Gumroad's bestsellers. Study the top performers on NotionEverything. Read the reviews to understand what buyers praise and complain about. The market is telling you exactly what to build next.

What do Tom Brady, Alex Hormozi, and Jay Shetty all have in common?

They all have newsletters.

If you’re building a personal brand, social can only take you so far. Algorithms glitch. Reach tanks. But a newsletter gives you real ownership and revenue.

That’s why we built a free 5-day email course that shows you how to grow and monetize with sponsorships, digital products, and B2B services.

Usually we charge $97, but for the next 24 hours it’s free. Sign up for the course today.

📺 WORTH WATCHING

The Rise of "Done With You" Services

Pure DIY courses have completion rates hovering around 10 percent. People buy with enthusiasm, open the first course module, and never return. Pure done-for-you services solve the completion problem but create a different one: they're expensive to deliver and impossible to scale beyond trading hours for dollars.

"Done with you" hybrid services are eating both markets. Students don't just watch videos—they get frameworks, templates, coaching calls, and feedback on their actual work. They do the heavy lifting with expert guidance. Completion rates soar. Results actually happen. Clients pay premium prices because they're getting transformation, not just information.

EranFunnels — Done-With-You Tech Setup

  • Delivery: 1–2 hour planning call, then screen-shared implementation together so the client learns while it gets built.

Systems Over Stress — Done-With-You Airtable Builds

  • Delivery: DWY Airtable systems + consulting for coaches/agencies/service providers who want Airtable without setting it up alone.

Erin Ollila — Done-With-You Copywriting (Copy Coaching)

  • Delivery: collaborative strategy + feedback + co-writing while the client stays in their voice.

If you're currently doing consulting or freelance work, the transition is straightforward. Document your methodology. Create the templates clients always need. Package the combination of your knowledge transfer plus their implementation. Price it between pure courses and pure done-for-you. You've just built a more profitable, more scalable, more impactful version of your existing business.

🧠 MINDSET

Stop Selling and Start Shifting

Your marketing isn't failing because of bad copy or weak offers. It's failing because you're trying to sell to people who don't believe success is possible for them. The fix? Shift their beliefs first, pitch second.

The play: Strategic belief-shifting removes psychological barriers before you ask for the sale. Guide prospects from limiting beliefs ("I can't do this" or "This won't work for me") to empowering ones ("This is actually possible for people like me") through evidence, stories, and gradual reframes. This works everywhere—emails, sales calls, webinars, landing pages, social content.

  • Tesla didn't just sell electric cars—they shifted beliefs about EVs being slow and boring.

  • Peloton didn't sell bikes—they shifted beliefs about home workouts being inferior to gyms.

When the belief shifts, the sale becomes effortless. No pressure, no resistance. Create content that bridges the gap—testimonials from similar customers, data challenging assumptions, proof it works for people like them. Layer these belief shifts into your funnel before you ever pitch. The difference? You stop convincing and start guiding. Sales feel natural because the prospect already believes they can win.
